A Fresh Start...

This month, we officially moved into a temporary office located just behind our main building, in the former J & J Building Supply building at 180 N 300 E, St. George, UT 84770 . It was the perfect short-term home while we start a full demolition and rebuild of our headquarters. To create the office our team truly needs, we’ve re-imagining everything from workflow to walls to where the fridge goes.

What’s Changing in the New Office? (Spoiler: Pretty Much Everything.)

Here’s what our future space will include:

• Two Conference Rooms Instead of One

More room for client meetings, project reviews, and cross-team collaboration.

• More Individual Offices

We’re expanding personal workspaces to better support focus, efficiency, and growing departments.

• Bright, Modern Light Through Glass Office Fronts

We're saying goodbye walls and hello to glass barriers. Offices will have glass walls and doors, giving the space an open, warm, bright, and modern feel.

• A Kitchen That Fits the Team

Twice the size, a more functional layout, and - drumroll - a full-size fridge with ice and water . We’re pretty excited about it.

• A Completely Reoriented Reception Area

Reception will face the opposite direction and feel much more intentional. (Shayla is thrilled about this.)

• New Dedicated Spaces

A copy room, designated temporary work areas, and zero wasted square footage; every inch is being planned with purpose.

• Totally New Bathrooms

The men’s and women’s restrooms will have distinct layouts and updated finishes, including wallpaper that makes it very obvious which is which.

The vision we had, of functionality and manageable high-traffic capability, was a success and was imperative. For national brands like Crave Cookies with it's cult following, and Jamba with its popular health-focused brand, we would offer no less.

Crave seeks customers who are ready for dessert that will redefine their relationship with food. Touting the balance of living life to it's fullest & taking care of yourself and making sure to have fun in the process, their cookies are unique in look and flavor! I must admit that when it was my turn for the free cookie, I absentmindedly grabbed what I perceived to be yet another chocolate chip cookie. I was, however, pleasantly surprised at how delicious it was, and upon reading about them, found that they have painstakingly and carefully crafted each of their recipes with this reaction in mind. I can confidently say their cookies will not disappoint!

One of our greatest assets as a real estate brokerage is our relationship with the team at Mountain West Commercial Real Estate. Not only are they one of our tenants at Jennings Blvd Centre, they work with us and our team to help us find high-credit tenants for our bigger retail centers and also Fort Pierce Business Park. They have and are still working hard with us on multiple projects from a development standpoint, especially in the business park. They have procured several large tenants who are new to the area and who were looking for a large enough lot for a manufacturing or distribution center; One such company is Family Dollar, which is their largest distribution center. ABS Kids: Second Location Tenant

ABS Kids Opens Second Location at 25 N Plaza

ABS Kids, who helps children with Autism through therapy, has opened their doors at a second location! The first ABS Kids in Southern Utah came in 2023 to Pineview Plaza, one of our retail centers. JMI Constructors did that buildout, as well as this one. We love using all of our expertise to help businesses reach their goals, and it's a pleasure to help design, build, lease, and manage, start to finish. We can streamline any or all of the moving parts of this process, and that is just what we did for them.

They opened their doors in late September, and have been great to do business with in general. Check out their space, which previously was used by Family Healthcare, who moved across town this last summer. They occupy a great deal of the main floor at 25 N Plaza on 100 East, and if you had been there before, you wouldn't recognize it no, with it's new floors, light fixtures, bathrooms, and paint. They've put in and taken out several walls and have made the place beautiful and modern.

New Leasees and Tenant Improvement Allowance

It is true that every lease is unique, but with JMI you are more than likely to sign a 3-yeard triple net lease (NNN). Of course, there are always exceptions. Every tenant is different, with different needs and goals. Generally, lessees will come to an agreement with us on their lease, the price per square foot, and their tenant improvement allowance (TI).

We like to tailor our terms to each tenant because we want them to be fair, and we also have our tenant's best business interests at heart. We take the time to vet our tenants, checking their credit, and looking at their business history before we enter into any contracts or negotiations. This is done both for the sake of our business and the new potential tenant. We are always looking out for our clients, and we do our due diligence!

That being said, every new tenant will receive a TI allowance, based on the terms of their contract and also the square footage needing the buildout. When we approve a tenant to move in we negotiate up front this amount with them so that they can confidently sign their part of the agreement. We know that the needs of tenants vary, and we take that into account. During this process we also give them a handbook that may answer other questions they have. By the signing of the lease, all parties have been well informed and have come to an agreement so that we can move our partnership forward confidently into the future!

JMI Manages Fort Pierce Business Park Owners Association

Fort Pierce Business Park (previously Fort Pierce Industrial Park), was created in part by our Vice President Gilbert Jennings, along with other private developers, namely the Larkins and Giffords. The land was provided by Trust Lands, and Dixie Escalante Regional Electric Association provided the infrastructure loans and also provided power rate incentives. Dixie Power powers the park and is the most affordable power in the west, which helps draw businesses and jobs to the area. This unique business park houses manufacturing buildings, storage facilities, laboratories, distribution centers, warehouses, and so much more!

At its inception, the plan was to have the park managed by an owners association so that it would never fall into disarray, like so many of its kind have after many years in business. Although it is a one-of-a-kind park not directly comparable to any park we know of, historically these types of industrial parks become dirty, littered, covered with graffiti, etc. Because of this proactive and preventative thinking, our park has remained as clean and upkept as it was when it was started in 1999. This is quite the feat, but with years of management experience under their belt, the JMI team knew how to manage it right, and has continued to do so. Nothing is overlooked, and everything is kept under the agreed-to guidelines.

Some major tenants of the Fort Pierce Owners Association include the Family Dollar Distribution Center (with an approximately 832,000 square foot warehouse), Quality Excavation, Sunroc, Utah Food Bank, Yesco, Czarnowski, Questar Gas, and many more.

In fact, right now JMI Constructors is finishing building Penske Trucks, Built Trailers, and Stevens Equipment Supply as part of phase nine, all businesses that JMI will eventually manage. Three Local Commercial Retail Centers Managed by JMI

Three major commercial retail centers that we manage in St. George, Utah, are Sunset Corner, Pineview Plaza, and Commerce Pointe. Commerce Pointe being the newest of the three that started to come to fruition in early 2020.

Sunset Corner was the first full retail center managed by JMI, bringing to Southern Utah the first movie theater with stadium seating: Sunset Corner Stadium 8 Theatres! Cache Valley Bank was also constructed that year and the rest of the tenants followed suit, although many have changed throughout the years.

The Sunset Stadium 8 Theatre became very popular, and soon enough there was a second in the works: Pineview Stadium 10 Theatres, which started construction in early 2004 in our second retail center, Pineview Plaza. Like the Stadium 10 Theatres, there are still a few original tenants, such as Ashley Furniture and Best Mattress. We've had tenants at Pineview come and go over the years, but one that has been there for quite some time now is the Greek restaurant, Mad Pita Express, which has been with us since 2011, and has proven to be the first successful Greek restaurant in the area. Residents and tourists alike will attest to its authenticity (myself included)!

Finally, and many years later, the Commerce Pointe project broke ground, the concept for which was in the works for a good 10 years. Finally starting construction in 2020, just as the pandemic started (of all times), the building of Commerce Pointe was luckily undeterred by the changing economic landscape and was successfully completed later that year. Commerce Pointe brought us fresh, new businesses to Southern Utah, like Jersey Mike's, Longhorn Steakhouse, and Houston TX Hot chicken, to name a few. JMI's Contribution to the What's Up Down South Economic Summit

Here at JMI we had the opportunity to attend the 28 th annual What’s Up Down South Economic Summit on Thursday, January 11, 2024. As Southern Utah’s largest business gathering, this event provides businesses information needed to help plan for the year ahead. Part of this day-long program included special keynote speakers, which included Governor Spencer Cox and Justin Osmond.

JMI Property Service's own president, Steve Jennings, along with business associate Troy Scheel from Mountain West Commercial Real Estate, gave updates on the current state and progression of commercial real estate in our area. Conventions like these have always been an important part of keeping up-to-date on what's going on with other businesses, while navigating our own busy schedules.

As you can see, our focus this year was on Fort Pierce Industrial Park and all the new and existing buildings and businesses within it. Fort Pierce has grown considerably over the years, and there is no slowing down now. Fort Pierce is an important business hub positioned in such a way that it is easily accessible, next to an airport and between main freeways connecting several states. It is very alluring to business owners looking for affordable power and enough space to build manufacturing facilities or large warehouses. Phase 9 is now being built and will add to the ever-growing list of big businesses that realize the opportunities for growth that Fort Pierce affords. We are pleased to be a part of something so integral to Southern Utah, and ultimately the western United States!

ABS Kids, Tenant at Pineview Plaza

ABS Kids Opens First Buildout at Pineview Plaza, Plans on Opening Another

The first Southern Utah location of ABS Kids is finished and school is in session for kids with Autism spectrum disorders. JMI Constructors completed this tenant improvement at Pineview Plaza, and they were taking applications from people eager to sign their children up for this ABA therapy treatment long before their space was open for business. We were thrilled to help bring this much needed educational center to our area and feel that this is a great addition to our community.

This is the first of two St. George locations that will assist children with autism, helping them navigate life through behavioral therapies and tailored schooling. To best help their students, ABS Kids teachers have specialized experience and credentials, and their board-certified behavior analysts help to determine what kind of therapy will work for each child.

The ABS Kids facility includes a large and open main learning area, front office, several classrooms, bathrooms, and a kitchen break area. For more information about their services, visit ABSkids.com . Their second location is scheduled to be built inside the new building at 25 North Plaza.

Uinta Golf Upgrades to Bigger Space

Tenant Improvement in New Space at Pineview Plaza

Uinta Golf customers have been excited for the opening of the bigger St. George Uinta golf, which opened just in time for the holiday season. This TI in Pineview Plaza was just a few doors down from the original store.

Previously Raw Fitness gym, this 6552 Sq. Ft. space was completely gutted and cleared out starting in the summer of 2023, and finished by early November. This new and improved storefront now has two simulated golf bays, instead of only one, and also still has a nice large putting green. Their inventory has been upped, and business is be able to keep up with it.

All in all, the project, done by JMI Constructor s, was finished rather quickly, and we recommend visiting this new store for all your golf needs, in suite 308, at Pineview Plaza.

Robert J. DeBry First Tenant of Bldg 100

New Tenant Buildouts in on Bldg. 100, Commerce Pointe

The Robert J. DeBry team has been in St. George for the last 20 years, and in October 2023, they were able to become our first Bldg. 100 tenants! The newly constructed commercial office building built by JMI Constructors is right off of Bluff Street at Commerce Pointe, across the parking lot from Chick-Fil-A. Standing three stories tall and at 23,000 Sq. Ft., Robert J. DeBry occupies the entirety of the third floor.

Their roomy space includes a front lobby that overlooks all of Commerce Pointe and beyond to the east, as well as a breakroom and kitchen area, two conferences rooms, and several individual offices. A huge outside deck facing southeast overlooks the city, and is a place where employees can go to eat lunch, relax, and soak in the views and warm air of sunny St. George. Neighboring future tenants of the building are finishing up their buildouts and gearing up to move in soon, including the Brain Health Center, Cottonwood Title, and more.

One of the few suite salons in our area, a new tenant in Pineview Plaza, has opened shop! Here at the St. George location of Society Salon Suites, the variety of services offered include hairdressers & stylists, barbers, cosmetologists, nail technicians, massage therapists, aestheticians, tattoo artists, and electrologists. Each its own small business, these professionals have a beautiful, private suite that they can decorate and furnish to their own style and liking.

Although suite salons have been around for awhile, their popularity exploded during the pandemic because of the low exposure to the public. With Society Salon Suites, every small business owner has their own space, with each business name and logo printed on their own door, and because they are fully set up & private mini salons, they offers flexibility for each owner. Complete with security cameras, and with 24 hour access to their salons, each business is able to keep its own respective hours according the needs of its clientele safely and effectively. Shared areas also offer convenience and efficiency, and include a foyer, shampoo room, laundry area, kitchenette, and bathroom.

Houston TX Hot Chicken Opens in Place of Crack Shack

Houston Hot TX Chicken opened in the building that used to house The Crack Shack (July 2023). By the end of 2023, the decision was made to close all Crack Shack locations in Utah and reopen them as Houston TX Hot Chicken, a fast and casual hot chicken brand out of Las Vegas, according to a representative from private equity firm Savory Restaurant Fund. The announcement was made November 1, 2023, and they went to work remodeling the interior to to match the new brand, complete with a lit color-changing counter.

Known as HHC on Instagram, they offer fresh & free-range Nashville hot chicken sandwiches, tenders, loaded fries (with pickles!), milkshakes, and beer. Not surprisingly, their chicken sandwiches, original coleslaw recipe, and loaded fries are top notch and delicious. Check out their menu HERE , where they accommodate online orders and also offer catering services.

We are thrilled to help bring this unique option to St. George. Houston Hot TX Chicken is located at 1216 S Bluff Ste. 1201, in the same building that houses the Swig on bluff at the Commerce Pointe retail center.

The first Longhorn Steakhouse in St. George opened May 16, 2023, at our retail center at Commerce Pointe! We are excited for the diversity in local dining that this new restaurant will bring. Open for lunch and dinner, 11am-10pm, Longhorn will fill the need in St. George for dinner availability later in the day. Longhorn is a cut above your usual steakhouse, something we feel has been needed in Washington County for quite some time.

The staff here was friendly and excited to start serving our community.
